Driveway Replacement

When a driveway is past repairing we say so. Then we break it out, rebuild the base it should have had the first time, and pour one that will not do the same thing.

A new driveway starts under the concrete

Most of the driveways we replace in Orlando failed because of what was underneath them, not what was poured. We do not repeat that.

Replacement means the old slab is gone. We break it out, haul it away, dig out the loose sand and whatever base is there, and build a new one: crushed limestone, compacted in lifts, graded so water leaves the slab instead of sitting under it. Then we form, reinforce and pour.

That base is the difference between a driveway that lasts thirty years and one that cracks at the apron in five. It is also the part a cheaper quote usually skips. When you compare numbers, ask what is going under the concrete, because that is where the two quotes actually differ.

How much does a new concrete driveway cost in Orlando?

A standard broom-finish replacement in Orlando typically runs in the range of six to ten dollars a square foot for the concrete, with demolition and removal of the old slab on top of that. A typical two-car driveway lands somewhere in the mid single-digit thousands. Stamped or decorative finishes cost more. We quote your actual driveway after a free on-site look, itemized so you can see each part.

How long does a driveway replacement take?

Demolition and base work usually takes a day, the pour is another day, and then the concrete cures. You can walk on it after a day or two and park on it after about a week. We tell you the exact timeline when we quote, and we do not let you drive on it early no matter how nice it looks.

Do I need a permit to replace my driveway?

In the City of Orlando and most of the surrounding cities, yes, at least for the apron where the driveway meets the street, and sometimes for the whole thing. The HOA usually wants to see it too. We pull the permit and handle the inspection as part of the job, so it is not something you have to chase.

Concrete or pavers for a replacement?

Concrete is the lower cost and the lower maintenance. Pavers cost more, look richer, and can be lifted and re-laid if a section settles. In Windermere and Dr. Phillips we do a lot of pavers because the HOAs and the neighbors expect them. In most of Orlando a well-poured concrete driveway is the better value. We do both and we will tell you which suits your house.

Can you pour a new driveway over the old one?

We can, and we almost never recommend it. Pouring over a failed slab means the new concrete follows whatever the old one does, and it raises the driveway above the garage floor and the street. Resurfacing is the right answer for a slab that is sound but ugly. For one that has failed, the old concrete comes out.
