Concrete Contractor in Orlando, FL
Our home base. Fifty-year-old block ranches on their first driveway, live oaks that have had decades to lift them, and a city permit for every apron that meets the street.
Concrete work in Orlando
What is actually different about pouring and repairing concrete here, and how we work around it.
Orlando proper is older than people think. College Park, Conway, Audubon Park and the streets around the downtown lakes were built out in the fifties and sixties, and a lot of those homes are still on the driveway that came with them. Those slabs were poured thin, on bare sand, with no compacted base, and they have been settling and cracking for a generation. The oaks planted when the houses were new have spent that time pushing up from underneath.
We are based in Metrowest, so an Orlando estimate is usually same day or next. The city requires a right-of-way permit wherever a driveway apron meets a city street, and we pull it as part of the job. Most of what we do inside the city line is repair and replacement rather than new pours, and the honest call between those two is the most useful thing we bring to the first visit.
The ground here
Orlando is built on sand over a high water table, which is good for drainage and bad for anything poured without a compacted base.
The homes here
A mix of 1950s to 1970s block ranch homes still on their original driveways, and newer infill on tighter lots.
What fails here
Age and roots. Original slabs poured thin on bare sand are at the end of their life, and the live oaks planted when the house was built have lifted a lot of them.
Permits and access
A right-of-way permit from the city is needed wherever a driveway apron meets a city street, and we pull it.

Common questions from Orlando homeowners.
Do I need a permit to replace my driveway in the City of Orlando?
For the apron, the part that meets the public street, yes, a right-of-way permit from the city. For the rest of the driveway on your property it depends on the scope. We handle the permit and the inspection as part of the job, so it is not something you have to figure out.
My Orlando driveway is lifting next to an oak. Can you fix it without cutting the tree?
Usually. We cut out the lifted section, trim the surface roots in that area where the tree can take it, and pour the section back with a thicker slab or a flexible joint so the next push does not crack it again. If the root is large enough that cutting it would hurt the tree, we bridge over it instead. We do not remove trees.
How much is a driveway replacement in Orlando?
A standard broom-finish replacement in Orlando typically runs in the range of six to ten dollars a square foot for the concrete, plus demolition and haul-off of the old slab. A two-car driveway on a city lot usually lands in the mid single-digit thousands. We quote your actual driveway after a free on-site look.
Do you work on rental and investment property in Orlando?
A lot of it. We send a written scope and photos before, during and after, and an invoice a property manager can file. If you are out of state, text us a photo of the driveway and we can usually tell you repair or replacement before anyone drives out.
We also cover these areas
Orlando is a short drive from these, so scheduling across them is straightforward.
