The new side is where the surprising calls come from. A builder-grade driveway poured on fill that was not fully compacted settles at the garage apron or the street in three to five years, right about when the builder warranty runs out. The fix is to cut out the settled section, compact the base properly and pour it back, or to replace the whole thing on a base that was built right. Downtown, it is the same age-and-roots story as Orlando.

My new Horizon West driveway is sinking at the garage. Why, and can it be fixed?
Fill dirt that was not fully compacted before the slab went in. It settles for a few years after construction, and the driveway settles with it, usually at the apron. We cut out the settled section, compact the base properly, and pour it back level. If the whole slab is moving, a replacement on a real base is the fix.
Does the builder warranty cover a settled driveway?
Sometimes, if it is within the warranty period and the settlement is clearly structural. Many homeowners find the warranty has run out by the time the settlement shows. We can document what we find in writing if you want to make a claim first.
Do you handle the HOA submittal in the Horizon West communities?
Yes. The newer HOAs here have specific finish and color standards, and most want a drawing. We prepare and submit it and schedule after approval.
