Concrete Contractor in Kissimmee, FL
Flat sand, a high water table and more investor-owned homes than anywhere we work. We quote fast, we quote in writing, and we send photos before, during and after.
Concrete work in Kissimmee
What is actually different about pouring and repairing concrete here, and how we work around it.
Kissimmee is flat and wet underneath. The water table sits high, the ground is sand, and a driveway poured on that without a built-up and compacted base settles and cracks. A lot of the older homes around downtown and in Buenaventura Lakes are on exactly that kind of slab. The newer communities and Celebration have better bases and stricter review boards.
The other thing about Kissimmee is who owns the houses. The 192 corridor and the communities around it hold a large share of vacation rentals and investor property, and the person paying for the driveway is often in another state. We work with a lot of property managers here, and the job runs on a written scope, photos at every stage, and an invoice they can file.
The ground here
Kissimmee is flat and sandy with a high water table, which means a driveway base has to be built up and compacted rather than scraped and poured.
The homes here
Older homes around downtown, planned communities like Celebration with strict review boards, and a large share of vacation rentals and investor property along the 192 corridor.
What fails here
Water table and ownership. Thin slabs on wet sand settle and crack, and a lot of the owners are out of state and need a written quote and photos rather than a handshake.
Permits and access
Osceola County permits, and property managers rather than owners on many jobs. We send photos before, during and after.

Questions
Concrete in Kissimmee, answered
Common questions from Kissimmee homeowners.
Do you work with property managers on Kissimmee rental homes?
A lot of them. Text or email us the address and a photo, we send a written scope and price, and the job runs with photos before, during and after so the owner can see it from wherever they are. The invoice is itemized for their records.
Why do driveways crack so much in Kissimmee?
The water table. Sand over water does not hold a slab the way drier ground does, and a driveway poured without a built-up, compacted base settles unevenly and cracks. A replacement on a proper base, graded to drain, does not repeat the problem.
Does Celebration have special rules for driveways?
Yes. Celebration’s architectural review is among the strictest in Central Florida, with specific finishes, colors and sometimes materials required by street. We prepare the submittal to their standard and schedule after approval.
Which county issues permits in Kissimmee?
Osceola County, and the City of Kissimmee inside the city limits. Different from Orange, and we handle it as part of the job.

Fifty-year-old ranch homes on their first driveway, and live oak roots that have had decades to work on it. Our home base.

A 1980s and 90s build-out hitting thirty years. Driveways here are deciding between one more repair and a replacement.
