Most of the single-family homes were built between the late eighties and the early 2000s, and when a subdivision was poured in 1994, the driveways start failing in the same five-year window.
That is where the neighborhood is now. Spalling surfaces, settled aprons where the gutter drops on them, and cracks across the middle on homes that still look great otherwise. The HOA notices too. We do a lot of replacements and a lot of honest repairs in Palma Vista, Stonebridge and around the golf course, and because we are here, we can look at it tomorrow.

A lot of driveways on my street are failing at the same time. Why?
Because they were poured at the same time, by the same builder, on the same sand, with the same base or lack of one. Builder-grade driveways from the nineties were often poured thin with minimal base, and they reach the end of their life together. A replacement with a real compacted base does not repeat that.
Do you do patios and pool decks in Metrowest too?
Yes. Driveways and patios are the two things people call about most, and the lanai extensions and pool deck resurfacing here are the same age as the driveways. Same crew, same visit if you want both looked at.
