Dr. Phillips was built in a hurry in the eighties and nineties, and the driveways went in with the houses. Thirty to forty years later, the slabs in Bay Hill, Phillips Landing and Turtle Creek are spalling at the surface, cracked across the middle and settled at one corner, all at the same time. Mature landscaping has had decades to work on them from underneath.
That is the repair-or-replace conversation, and it is most of what we do here. One failed section on an otherwise sound slab is a repair. Several cracks you can slip a coin into, a sunken corner and a chalky surface is a slab at the end of its life, and patching it is money thrown at a driveway you will replace in two years anyway. We say which one you have at the first visit, and we quote both when it is close.

That combination usually means replace. Several cracks plus settlement means the base under the slab has failed, and a repair in one spot just moves the problem to the next. If the cracking is in one area and the rest is level, it is a repair. We measure it and tell you honestly.
Does the Dr. Phillips HOA need to approve a driveway replacement?
In most of the communities here, yes, at least for the finish and color. Bay Hill and the gated communities off Apopka Vineland are stricter. We supply what the board asks for and schedule after approval.
Do you work around Bay Hill tournament week?
Yes. The Arnold Palmer Invitational in March closes streets and fills the area, so we do not schedule pours in the neighborhoods around the club that week. Tell us if you are nearby and we plan around it.
How much does a driveway replacement cost in Dr. Phillips?
The same Orlando range applies, typically six to ten dollars a square foot for broom-finish concrete plus demolition. Driveways here run a little larger than the city average and pavers or decorative finishes are common, which moves the number up. We quote the actual job after a free on-site look.
