Concrete and Paver Sealing
Florida sun and afternoon rain are hard on a slab. A good seal keeps water out of the pores, color in the surface and oil stains off the top.
Sealing is the cheapest thing you can do for concrete
Concrete is porous. Every afternoon storm soaks into it, every summer bleaches it, and every oil drip stains it. A sealer stops all three for a few years at a time.
Most Orlando driveways have never been sealed. They go chalky grey, they grow mildew on the shady side, and the oil spots become permanent. None of that is structural, but it is what makes a sound driveway look like it needs replacing. Sealing every two to three years keeps it looking like it did the month it was poured.
Stamped and colored concrete has to be sealed or the color goes in two summers. Pavers have to be sealed or the joint sand washes out and the weeds move in. We clean, treat the stains, let it dry, and apply the right sealer for the surface.

Frequently asked questions
Common questions from Orlando homeowners.
How much does it cost to seal a driveway in Orlando?
Sealing is priced by the square foot and is a fraction of what repair or replacement costs. A typical two-car driveway is a few hundred dollars for cleaning and a plain sealer, more for stamped concrete or pavers that need re-sanding. We quote the actual surface after a quick look or a photo.
Does concrete really need to be sealed in Florida?
A plain driveway will survive without it, but it will look worse every year: chalky, mildewed on the shady side, stained where cars park. Stamped and colored concrete and pavers genuinely need it or the color and the joints go. For the cost, sealing is the best money you can spend on concrete here.
How often should I reseal?
Every two to three years in Central Florida. The sun is what wears a sealer out. If water stops beading on the surface, it is time.
Will sealing make my driveway slippery?
A film-forming or wet-look sealer can, when wet. On pool decks, walkways and steps we add a non-slip grit, and a penetrating sealer leaves the surface texture unchanged. We pick the product for where it is going.
Can sealing hide cracks or fix a chalky driveway?
It will even out the color and stop the chalking from getting worse, which makes a tired driveway look a lot better. It will not fill cracks. If the slab has cracks, we fill or repair those first, then seal the whole thing so it reads as one surface.
