Concrete Contractor in Altamonte Springs, FL

Seminole County subdivisions from the seventies and eighties with original driveways, walkways and patio slabs. A lot of trip hazards, a lot of replacement, and a different county for permits.

Concrete work in Altamonte Springs

What is actually different about pouring and repairing concrete here, and how we work around it.

Altamonte Springs was built out in the seventies and eighties, and the neighborhoods north and south of 436, around Cranes Roost and out toward Spring Lake Hills and Sanlando Springs, are mostly still on their original concrete. Forty-year-old driveways poured thin on bare sand, walkways with joints that have lifted an inch, and patio slabs that have pulled away from the house.

Most of what we do here is replacement and trip-hazard repair. A lifted walkway joint on a 1978 house is a fall waiting to happen, and a spalled driveway with a settled apron is past the point where a patch makes sense. Altamonte is Seminole County rather than Orange, so the permits run through a different office, and some of the newer communities near Cranes Roost have HOA review. We handle both.

The ground here

Altamonte Springs is flat sand lots with mature trees, between Cranes Roost and the older neighborhoods north of State Road 436.

The homes here

Established 1970s and 1980s subdivisions, most of them still on original driveways, walkways and patio slabs.

What fails here

Age. Forty-year-old concrete poured thin on bare sand is spalling, cracked and lifting at the walkway joints, and a lot of it is past repair.

Permits and access

Seminole County rather than Orange for permits, and some HOA review in the newer communities near Cranes Roost.

Questions

Concrete in Altamonte Springs, answered

Common questions from Altamonte Springs homeowners.

My Altamonte Springs walkway has a lifted joint. Can you fix just that section?

Yes. We cut out the lifted section, deal with the root or washout under it, rebuild the base and pour it back flush with both neighbors. The rest of the walkway stays. On a rental that is a liability fix as much as a cosmetic one.

Is a forty-year-old Altamonte driveway worth repairing?

If one section has failed and the rest is level, yes. If the surface is spalling everywhere, there are several cracks and the apron has settled, the slab is done and a repair is money spent on a driveway you will replace anyway. We tell you which one you have at the first visit.

Are permits different in Altamonte Springs?

Yes. Altamonte Springs is in Seminole County, so permits go through the city and Seminole rather than Orange. We handle it as part of the job.

Do you resurface patio slabs in Altamonte Springs?

Yes, when the slab is sound. A lot of the 1970s patio slabs here are structurally fine and just worn, and a resurfacing overlay gives them a new face for far less than a replacement. If the slab has pulled away from the house or settled, it comes out.
